ELG Planning have secured planning approval for a new bulky goods retail unit on an established out-of-centre retail park in Stockton following a S.78 Planning Appeal. We successfully demonstrated that the proposed development satisfied the requirements of the sequential test and, whilst the Inspector agreed with our suggestion that a retail impact assessment was not required in view of the scale of the proposed retail unit, it was nevertheless accepted that the proposed development would not have an adverse impact on Stockton Town Centre in any event based on evidence prepared by ELG Planning.
